in 2012, the Hamburg Senate decided to make 10,000 square metres of workspace available to the cultural and creative industries in the medium term - the Kreativspeicher M28, with almost 4,200 square metres, was the pilot project on the way there. After conversion and refurbishment by the owner HHLA, we took over seven floors as the main tenant and have been renting out the converted warehouse as studio, office, workshop and exhibition space to Hamburg-based creative companies since 2018. The music and video production companies, creative studios and VR companies were selected through an expression of interest process and a jury of experts.

The Elbphilharmonie and the Baumwall underground station are about a 10-minute walk from the Speicher. The main railway station can be reached by bus in about 10 minutes.
As the owner, HHLA has extensively renovated storage block M28 for its future use. To this end, the building was insulated for energy efficiency. The mansard roof was covered in copper, and windows and characteristic hatch doors were renovated or renewed in accordance with the preservation order. Modern sanitary rooms and pantries were created. In addition, the entire building technology was brought up to date. A new staircase with lifts ensures barrier-free access. HHLA has preserved many details such as the historic signage, old window grilles and handrails in the original. The Kreativspeicher M28 is characterised by its unique loft character, which offers a charming contrast between old and new.
Barrier-free access is possible via the main staircase. In addition, the ground floor and the floors can be reached via a lift.
Natural lighting is provided from two sides, from the south (Sandtorkai) and from the north (Fleet). Each floor has its own letterbox and bell.
